✅ Eligibility Criteria

• BAM debtors with an outstanding principal balance not exceeding THB 25 million per account
• Residential mortgage loans only
• Individuals who have not been placed under receivership
• Debtors who have never undergone debt restructuring with BAM
• No other outstanding debt obligations with BAM and/or not acting as a co-debtor, guarantor, mortgagor, or pledgor for other BAM debtors

✅ Debt Settlement Conditions

• Eligible debtors may settle their debt at a minimum of 75% of BAM's appraised value, subject to BAM's criteria
• Choose either a lump-sum payment within 90 days or installment payments for up to 25 years, provided that the term does not exceed the legal enforcement period
• Interest Rates:

• Year 1: 0%
• Years 2-3: 3.5%
• Year 4 onwards: BAM's prevailing MRR
